Other Terms

  • For PMI loans - ratios 41% total debt for primary residence and 41% for second homes, no investment properties, no interest only loans, 2 month's reserves PITI, accept only, minimum square footage 1200, maximum lot size 5 acres, no bankruptcy, foreclosure, deeds in lieu within last 48 months. Minimum Credit Score is 700, no cash outs on second homes. Monthly Payments are calculated using a $200,000 loan amount and the maximum term unless otherwise stated. APR = Annual Percentage Rate. Escrow for taxes and insurance are required for Best Efforts Fixed Rate Programs Servicing Released. ARM = Adjustable Rate Mortgage; APR may increase at adjustment period. For Adjustable rates, fully indexed rate is the 1 year treasury plus margin. Maximum loan to value calculations vary based on property type and occupancy status. All APRs assume 20% downpayment.     • 2.99% APR for the first three months.
    • Prime Rate APR after the first three months with a floor of 5.00% APR. The current Prime Rate is 3.25%. Prime Subject to change

    Closing Costs
    • Estimated surcharge LCHIP Fee in the amount of $25.00 per recorded document and Estimated Courier Fees of $20 per transaction may be charged if applicable.
    • For loan amounts above $100,000, you may be required to pay for either a limited appraisal in the amount of $200 or a full appraisal in the amount of $350.

    • At maturity, a balloon payment will be due in the amount of any unpaid principal balance plus accrued interest.

    • We will lend you up to 80% of the current value of your home, minus any outstanding mortgage(s). You must receive an "Accept" Underwriting decision. Your property must be a single-family owner-occupied home.

    • $20,000, or $250 non-draw fee if draw of $20,000 is not taken at closing.
